"Thanks again for the great work you guys did on this project. The final product was just fantastic. It was a pleasure working with Existing Conditions and we look forward to the next project together."
At Existing Conditions, we view our work with you as a collaboration. We look to grow a long-standing relationship with each client, ensuring that your success is our success.
Our elite Project Managers efficiently scan exterior and interior spaces using construction-grade LiDAR laser scanners, capturing precise layouts, dimensions, and locations of architectural, structural, and MEP features.
Laser scanners collect millions of data points, creating a point cloud that represents every detail of the scanned environment, including hard-to-reach or hidden areas.
Point cloud data is used to create customized 2D CAD drawings, 3D BIM models, 3D meshes, TruViews, virtual tours, 3D photogrammetry, digital twins, and more—tailored to seamlessly integrate with your project.
We digitally map physical structures using construction-grade 3D laser scanning equipment, swiftly gathering real-time measurements and information on-site.
We process the scan data, importing it into a drafting software such as Revit or AutoCAD, then convert the datasets into accessible digital file formats.
Our team imports the registered and processed laser scan data into software that allows for the creation of 3D building information models, 2D CAD, and your requested deliverables.
We deliver the project to your exact specifications, functioning as an extension of your team. Our support extends beyond delivery to guarantee the success of your project.
Bisbano & Associates partnered with Existing Conditions to document 137 bank branches quickly and accurately. Utilizing advanced 3D scanning technology for virtual site visits, they streamlined the design process while navigating high-security environments. Discover how this collaboration led to success!
Existing Conditions collaborated with Shawmut Design and Construction to deliver comprehensive documentation and coordination for the Riverside Labs project. Utilizing advanced 3D scanning technology, they ensured accurate digital representations both pre- and post-demolition. This partnership streamlined workflows and facilitated the successful transformation of Riverside Labs into a premier life sciences campus.

There is no better way to drive decision-making than to have accurate, intelligent, real-time reality capture data that can be shared across the project team. Existing Conditions' client can rest assured that design plans are accurately produced from the start, expediting fieldwork and reducing change orders, delays, and costs.
A 2D CAD drawing is a computer-generated, two-dimensional representation of a building, site, or object, documenting precise dimensions, layout, material specifications, and structural details. 2D CAD drawings are essential for planning and communication among architects, engineers, and contractors.
Common types include site plans, floor plans, elevations, sections, details, mechanical, electrical, and plumbing (MEP) drawings, isometric drawings, reflected ceiling plans RCPs, and more.
2D CAD drawings are highly accurate, created with precise measurements from 3D laser scanners, ensuring reliability for design and construction. They are created using CAD software including AutoCAD, Revit, and other CAD tools designed for architectural and engineering purposes.
2D CAD drawings show only two dimensions (length and width), while 3D BIM models offer a more detailed, three-dimensional view (including depth) of the design.
A building information model (BIM) is a digital representation of the physical and functional characteristics of a building or infrastructure project. BIM stores all the information about a building’s life cycle in one place, including design, construction, and operational data, which can be used for planning, renovation, and maintenance. It provides accurate spatial relationships and manufacturer details, as well as geographic information and other pertinent aspects of the building.
