Bacardi Rum Company, Home Office

Coral Gables, Florida

Problem: Once the home office for Bacardi Rum USA, the building is now home to YoungArts, a non-profit organization, The Jewel Box, a museum, and the Nu Deco Ensemble. The challenge was to accurately capture and document the architectural details of this historic structure.

Solution: Selected by STA Architectural Group, a Miami-based firm, Existing Conditions utilized advanced 3D laser scanning technology to document this architectural masterpiece. The client received a comprehensive BIM model, floor plans, and exterior elevations, showcasing the historical significance and intricate details of the structure.

Benefit: By delivering a detailed BIM model, Existing Conditions facilitated the seamless transition of this architectural gem into a multifunctional space, enhancing its cultural and community value.

First Church of Christ Scientist

Miami, Florida

Problem: DSS Consulting needed accurate as-builts of a historic church to transform it into a retail space within a 40-story residential tower. Traditional methods would require multiple site visits, consuming time and resources.

Solution: Using the Leica RTC360 laser scanner, Existing Conditions 3D laser scanned the vacant historic site, capturing every detail with high accuracy. This advanced reality capture technology allowed for the creation of a 3D Revit model, floor plans, reflected ceiling plans, exterior elevations, and interior elevations.

Benefit: The precise data collected eliminated the need for additional site visits, saving time and resources. The detailed 3D Revit model enabled the client to confidently begin their redevelopment project, accurately transforming the historic church into a modern retail space.

Florida State University Doak Campbell Stadium

Tallahassee, Florida

Problem: Florida State University's Doak Campbell Stadium required updated above- and below-ground as-built documentation for its $255 million renovation. The stadium had no current documentation of its buried utilities and existing above-ground infrastructure, posing significant challenges for design and construction.

Solution: Existing Conditions’ Project Managers utilized advanced 3D laser scanning technology to map the above and below-ground infrastructure of the stadium. Over four days, the existing conditions was captured with high precision, creating an integrated BIM model. This included scanning the exterior and interior of the stadium, as well as mapping underground utilities.

Benefit: The comprehensive BIM model provided precise details for the renovation, enabling accurate design and minimizing costly rework. The integration of above and below-ground data facilitated informed decision-making, ensuring the project remained on budget, on time, and safe. This approach helped avoid utility strikes, protected campus activities, and enhanced communication among team members through SiteMap®.

Hard Rock Stadium Complex

Miami Gardens, Florida

Problem: It was important to the client that the existing spatial layout was accurately captured. When generating mixed reality experiences, computer-generated objects must precisely interact with the physical environment to sell realism. They also required utility maps to avoid potentially dangerous subsurface damage.

Solution: To achieve this, the upper and lower stands, field topography, LED display screens, LED ribbon around the stadium, two Hard Rock Stadium signs, and roof structure were documented using a survey-grade Leica P40 ScanStation. 172 laser scans of precise point cloud data were captured in two days. Existing Conditions’ in-house Mapping & Modeling team quickly generated a 3D Revit model and utility maps for the client.

Benefit: The client planned to use Autodesk Maya, a 3D computer animation, modeling, and rendering software, to create an augmented reality (AR) simulation. The accurate spatial layout and detailed 3D model ensured the AR simulation would be highly realistic, enhancing the overall user experience.

Norton Museum of Art

Miami Gardens, Florida

Problem: The Norton Museum of Art in Palm Beach, Florida, required detailed documentation of its existing structure, artwork, and landscape features for its $100 million renovation and expansion.

Solution: Existing Conditions utilized advanced 3D laser scanning technology to document the existing structure, various pieces of artwork, and landscape features, creating a comprehensive BIM model.

Benefit: The detailed as-built documentation supported the museum's master planning efforts, enabling informed decision-making throughout the project and ensuring a smooth integration of new gallery spaces, education facilities, and a new garden with sculptures by major artists.

Palm Beach Country Club

Palm Beach, Florida

Problem: The Palm Beach Country Club needed detailed and accurate documentation of its 66,000 s.f. property to facilitate future renovations, capturing the essence of its high-end design and architectural heritage.

Solution: Existing Conditions was entrusted to conduct a comprehensive property scan. Utilizing the Leica RTC360 laser scanner, we meticulously captured every detail of the space, producing accurate existing floor plans.

Benefit: The as-built drawings delivered are essential for informed decision-making and seamless execution of future renovations, maintaining the club's prestigious standards and historical significance.

The Colony Hotel

Palm Beach, Florida

Problem: Smith and Moore Architects faced the challenge of renovating The Colony Hotel without updated as-builts, requiring precise documentation of its 89-room layout, façade, structure, and MEP systems within a strict timeline.

Solution: The client received LiDAR point cloud data, 2D CAD drawings, and a 3D BIM model, allowing for accurate space planning, material selection, and interior redesign while preserving the hotel’s unique character.

Benefit: Structural issues were identified early in the renovation process, reducing unforeseen challenges that could slow down the renovation process, cause potential accidents, or lead to building instability.

The Royal Poinciana Plaza

Palm Beach, Florida

Problem: Situated in Palm Beach, Florida, the Royal Poinciana Plaza is an upscale retail facility that required detailed documentation, as well as strict coordination due to the multitude of tenants associated with the property. The Boston-based development team, newly in possession of the property, faced considerable challenges in managing this complex scenario.

Solution: The Boston-based development team chose Existing Conditions to conduct comprehensive fieldwork. Existing Conditions’ Project Managers utilized advanced 3D laser scanning technology and meticulous planning to work within the occupied space, delivering the work on time, on budget, and safe.

Benefit: The development team received the necessary documentation to facilitate informed decision-making and efficient property management.

The Kennedy Space Center

Merritt Island, Florida

Problem: The client needed fast and accurate as-built documentation of the project areas so they could effectively plan upgrades and piping routes and note any clash points. Understanding exactly where the mechanical room equipment was located below the launch pad surface was crucial to this project and difficult to determine using a method other than 3D laser scanning.

Solution: Existing Conditions delivered a LOD 300 3D BIM model of the structural and MEP details. This accurate information helped the client plan for equipment and piping, determine vertical penetration points, and save time and money by prefabricating piping off-site and minimizing rework from misaligned pipes and equipment.

Benefit: The deliverable from Existing Conditions will provide construction-grade accuracy, offering more detailed virtual design information than hand measurements, saving time and money otherwise spent on countless hours using traditional methods. Additionally, reality capture technology allows for easier identification of clashes during the design phase, eliminating additional design changes, costs, and project delays.
