Documenting the Past for the Future: Understand How We Work

Documenting the Past for the Future: Understand How We Work

Existing Conditions delivers high-quality documentation more accurately, efficiently, and cost-effectively than others. Our team has measured and documented an estimated 700 million square feet of space for architects, engineers, building owners, and real estate professionals, having served clients and projects across the United States with a proven track record of successful projects.

We are experts in working with buildings safely, timely, and unobtrusively, providing professionals with situational awareness and empowering them with the confidence to make intelligent decisions, based on accurate data. But even though we have been in business for over 26 years, new clients still have questions about our process. This blog aims to shed some light on how we’ve become the industry leader in providing 3D laser scanning services and project documentation through BIM modeling.

Our Sales Process

We are client-focused, not company-focused. We know and understand that our clients aren’t just looking for great service and prices—they want an excellent, all-round experience and a lasting relationship. We listen to the needs of our clients and carefully examine the best approach for their projects. We are flexible, and always put the client’s goals and concerns at the forefront of what we’re doing. Strong client relationships are the foundation of our business model and have been the cornerstone of our lasting success.

We listen to your concerns and advise you on the best course of action. It is common for clients to naturally go in a specific direction during the development of their projects that they've heard of, but not all projects work the same way. Leverage our experience and expertise to come up with a plan that will allow you to successfully develop your project. Existing Conditions strives to build long-term relationships with clients, thereby saving them time and money.

We’ve become the best in the industry by focusing on what works for our clients. Here at Existing Conditions, our client comes first. With us on board, we’ll be an additional and strongly valuable member of your team. Through the implementation of our technology in 3D laser scanning and high-quality building information modeling (BIM) outputs, we aim to completely record and document your project at a fair cost.

The Project

There are three parts to our project process; data field collection, drawing creation and processing, and delivery.

Leica RTC360

Our cutting-edge Leica RTC360 3D laser scanning at the Dallas Museum of Art, Dallas TX.

3D Laser Scanning

We capture and create a digital map of a physical structure using construction-grade 3D laser scanning. Our small and lightweight laser scanning equipment gathers real-time measurements and information from a site in minutes in a safe, non-invasive, and secure process.

Kevin Corcino, Project Product Manager, is modeling a project using 3D point cloud data.

We process the field data to generate point clouds, which we then import into Revit or AutoCAD, to develop and create the required documentation, be it standard floor plans and sections, or a fully immersive 3D model. The point cloud is rich in detail and information, empowering us to deliver a drawing or models of superior quality and accuracy, that the client will use for years to come.

Delivery Schedule

With each project, we provide a Delivery Schedule breakdown, tailored to our client's particular scope of work,  that details the milestones that track the successful delivery of your project. This typically includes mobilization, fieldwork, data processing, production of deliverables, and ongoing post-delivery project support. When the project is completed we meet with the client to walk through all deliverables and make sure the information is clear and accessible. After that, we provide ongoing customer support so each project provides value for decades to come.

Everything we do and show our clients, whether it’s drawings or scanned data, can be easily accessed from their homes on their phones, tablets, or personal computers. This provides the client with needed flexibility. The ability for everyone to have the same data, and the same situational awareness, is invaluable. We take pride in ushering the transition from long meetings in a conference room pouring over paper drawings, to an easily and universally accessible medium. This way, everybody can share digital data, have the same situational awareness, and read from the same information source.

Our clients, their data. One key factor that distinguishes us from other companies and/or competitors is that our clients own their data entirely.

Trust the Experts

Existing Conditions works with the best architects, developers, and building owners in the country; scanning commercial real estate, industrial facilities, historic buildings, stadiums, hospitals, universities, hotels, and more. Some of our most recent and notable projects include:

“Great work, and an essential first step in any redevelopment project. The ‘gold standard’ in scanning, surveying and documenting existing conditions” - Larry Curtis, President and Managing Partner - WinnCompanies.

The Little Building

Our team of in-house professionals works with each client to accurately understand their needs and create custom deliverables, ranging from point clouds to 2D drawings and 3D models. We can work within a client-provided template and fit into client workflow using a full spectrum of laser scanning equipment including the Leica Geosystems and NavVis technology.

Our team is a collaborator on your project and will work with you throughout its lifespan. Existing Conditions won’t just deliver drawings and call it a day; our team will work with you to ensure you have what you need and know how best to use it, whether it is one week from delivery or two years down the road.

We know your need for complete documentation of your building. The benefits of our deliverables over other paper “guesstimates” are nothing short of impressive. The information captured by a 3D laser scanner, drone, or NavVis VLX is richer and more accurate than any other method.

Trust the experts at Existing Conditions.

Let us be your eyes in the field so you can devote your time to what you do best.
